Welcome — three quick steps to get set up
Do these once and the tool does the rest.
Your numbers, read top to bottom —
Everything you've logged, added up in plain language: what came in, what went out, what's left — and the tax money to put aside. This updates the moment you add or delete an entry.
Take it with you
Use it right here as long as you like. Take your numbers with you as a spreadsheet, or download the whole app and use it at home on your own phone.
Numbers: everything you've entered, as a spreadsheet that opens in Excel, Google Sheets, or Numbers. App: the whole tool as one file, with the numbers you've entered here included — open it in any browser at home and keep going from there.
Your tax profile
Fill this in once. It's what lets the set-aside adjust as your income grows. Best guesses are fine — you can change any of it anytime.

Your properties & money log
Add each property once, then log money in and out as it happens. Pick the property, pick a category, type the amount — done.
Repairs & to-do list
Every fix either property needs, in one list — what's wrong, how urgent it is, who's doing it, and what it costs. Fill in the actual cost once a repair is paid and it counts automatically as an expense on that property — in that month's income, the tax set-aside, and the year-end summary. No need to log it twice.
Monthly snapshot —
Income, expenses, and what's left (your profit) for every month, across all properties combined. Pick a property tab to see that property alone.
Tax set-aside planner —
Built from your actual logged profit, not a guess. Each month the tool adds up everything you've earned so far this year, runs it through the 2026 federal brackets plus your state's 2025 brackets, and tells you how much more to move into your tax savings.
Month by month
Quarterly estimated payments
The IRS wants estimated taxes paid four times a year. These are the amounts from your set-asides, grouped the way the IRS groups them.
Full ledger —
Every entry you've logged, listed line by line for each property and totaled — total income, total expenses, and profit — plus your repairs list and the month-by-month totals. Nothing is hidden inside a chart; it's all right here in tables.
Year-end tax summary —
Totals by tax category for each property and everything combined — the page you hand to your tax preparer.
You're viewing just your statement, the tax set-aside planner, the full ledger, and the year-end summary. Use your browser's Print command (or Share → Print on a phone) to print them or save them as a PDF, then tap "Back to full tool."
Backup, restore & start over
How saving works: your entries are saved on this device only — in this browser, on this phone or computer. That's why they reappear every time you open the tool on this device, and they stay until you delete them here. They don't follow you to a different phone or browser unless you move them with a backup file.
Your numbers live on this phone only. Tap Download Backup now and then — that's your copy if you ever change phones.
The backup file is for restoring your data in this tool. To see or share your numbers as a spreadsheet, use "Download my numbers (spreadsheet)" in the Take it with you section near the top of the page.
Start over
Testing the tool, or want a clean slate? This erases every property, entry, and repair in the tool. It can't be undone — download a backup first if you might want them back.
Are you sure? Every property, entry, and repair in the tool will be erased.
