Keep the Equity's DealHouse Ledger

One place to track the money on every rental you own — long-term or Airbnb — and to know, month by month, how much of it to set aside for taxes. No spreadsheets, no guessing a flat percentage.

How the tax math worksThe IRS doesn't tax all your income at one rate. It taxes it in slices — the first slice at 10%, the next at 12%, then 22%, and up. The more you earn in a year, the more slices you fill.
So the set-aside adjusts itselfEvery month, this tool runs your actual rental profit so far this year through the real 2026 tax brackets. Early in the year your set-aside is small. As your income climbs into higher slices, it grows on its own.
You just log the moneyAdd a line whenever rent comes in or a bill gets paid. The monthly snapshots, the year-end tax summary, and your quarterly estimated payments all build themselves.
Your numbers stay on your device. Everything you type is saved in this browser, on this phone or computer, so it's here when you come back. Nothing is sent anywhere or seen by anyone else.
Your numbers stay on your phone. Nobody at DealHouse can see them — not Tim, not anybody. There's no account, and nothing gets sent anywhere.

YOUR STATEMENT

Your numbers, read top to bottom —

Everything you've logged, added up in plain language: what came in, what went out, what's left — and the tax money to put aside. This updates the moment you add or delete an entry.

TAKE IT WITH YOU

Take it with you

Use it right here as long as you like. Take your numbers with you as a spreadsheet, or download the whole app and use it at home on your own phone.

Numbers: everything you've entered, as a spreadsheet that opens in Excel, Google Sheets, or Numbers. App: the whole tool as one file, with the numbers you've entered here included — open it in any browser at home and keep going from there.

STEP 1

Your tax profile

Fill this in once. It's what lets the set-aside adjust as your income grows. Best guesses are fine — you can change any of it anytime.

Standard deduction for 2026, applied automatically: .

STEP 2

Your properties & money log

Add each property once, then log money in and out as it happens. Pick the property, pick a category, type the amount — done.

STEP 3

Repairs & to-do list

Every fix either property needs, in one list — what's wrong, how urgent it is, who's doing it, and what it costs. Fill in the actual cost once a repair is paid and it counts automatically as an expense on that property — in that month's income, the tax set-aside, and the year-end summary. No need to log it twice.

AT A GLANCE

Monthly snapshot —

Income, expenses, and what's left (your profit) for every month, across all properties combined. Pick a property tab to see that property alone.

THE TAX PART

Tax set-aside planner —

Built from your actual logged profit, not a guess. Each month the tool adds up everything you've earned so far this year, runs it through the 2026 federal brackets plus your state's 2025 brackets, and tells you how much more to move into your tax savings.

Month by month

Quarterly estimated payments

The IRS wants estimated taxes paid four times a year. These are the amounts from your set-asides, grouped the way the IRS groups them.

EVERYTHING LAID OUT

Full ledger —

Every entry you've logged, listed line by line for each property and totaled — total income, total expenses, and profit — plus your repairs list and the month-by-month totals. Nothing is hidden inside a chart; it's all right here in tables.

One file with everything on this page — opens in Excel, Google Sheets, or Numbers.
TAX TIME

Year-end tax summary —

Totals by tax category for each property and everything combined — the page you hand to your tax preparer.

YOUR RECORDS

Backup, restore & start over

How saving works: your entries are saved on this device only — in this browser, on this phone or computer. That's why they reappear every time you open the tool on this device, and they stay until you delete them here. They don't follow you to a different phone or browser unless you move them with a backup file.

Your numbers live on this phone only. Tap Download Backup now and then — that's your copy if you ever change phones.

The backup file is for restoring your data in this tool. To see or share your numbers as a spreadsheet, use "Download my numbers (spreadsheet)" in the Take it with you section near the top of the page.

Start over

Testing the tool, or want a clean slate? This erases every property, entry, and repair in the tool. It can't be undone — download a backup first if you might want them back.
